In the last 20 years or so Scotland has moved from the old feudal system to that of Land Registration.  The advantage of Land Registration is that each owner is provided with a Certificate, which a government body guarantees and which includes a written description of the land purchased.  Perhaps more importantly the Certificate also provides an Ordinance Survey Plan detailing the property boundary.   However, there are two types of boundary in land ownership - a legal boundary and a physical boundary, and it is not always the case that these coincide.   Often in such cases a neighbour dispute can arise.
